What are SAP Calculations?
SAP is an acronym for ‘Standard Assessment Procedure’, which is the UK’s government approved methodology for calculating the energy efficiency of all types of domestic property.
SAP Assessments are a specific requirement of Approved Document L: Volume 1 of the Building Regulations in England and Wales (and other related localised build standards elsewhere within the UK) for all newly constructed and newly converted residential properties. They may also be required for highly glazed residential extensions.

SAP Calculations Explained
Each SAP Calculation assesses how much energy a dwelling will consume over the course of a year for the provision of heating, hot water, lighting and ventilation based on standardised occupancy patterns and internal temperature settings. This enables ‘like for like’ comparisons to made between the SAP ratings of different dwellings.
SAP Calculations also determine the level of annual CO2 emissions that will arise from a property known as the Dwelling Emission Rate (DER) as well as the Dwelling Fabric Energy Efficiency (DFEE) rate and newly added Dwelling Primary Energy Rating (DPER) (England only). In new build applications, these calculated figures must be less than a notional Target Emission Rate (TER), Target Fabric Energy Efficiency rate (TFEE) & Dwelling Primary Energy Rating (DPER) to comply with Approved Document L: Volume 1 of the Building Regulation (or similar standards).
The SAP rating is also used to generate an On Construction Energy Performance Certificates for all new dwellings.
When should I complete my SAP Calculations?
Completing the SAP Assessment early makes any potential specification changes that may be recommended by the SAP Assessor easier to accommodate (as oppose to discovering an issue later in the construction process).
It is also worth noting that Design Stage SAP Calculations and Compliance Summaries are ordinarily required by the appointed BCB prior building works commencing on site.
Once the building works are complete, the design stage SAP Assessment is ideally updated by the original SAP Assessor to a final ‘As Built’ calculation. The final SAP calculation is also used to also produce an On Construction Energy Performance Certificate (EPC).
What factors determine the overall SAP Rating?
SAP Calculations consider a range of different factors to predict the annual energy consumption of a dwelling and its associated CO2 emissions, including the following:
- The location and orientation of the property
- The thermal efficiency and construction form of the external build fabric
- The thermal efficiency of windows and external doors
- The effects of thermal bridging
- The efficiency and fuel type of the heating and hot water systems
- The efficiency and type of ventilation system(s)
Internal lighting - Solar gains from glazed openings
- The level of air permeability (as determined by an air tightness test)
- The installation of renewable technologies
Who can complete an SAP Calculation?
In all instances, we would advocate employing a SAP Assessor who is widely experienced with all versions of SAP and the various iterations of Building Regulations as inadequate or outdated advice can result in unnecessary increases in build costs.
