SAP calculations are undertaken for new build properties at both the Design stage and on Completion, in order to demonstrate compliance with the energy conservation requirements of Building Regulations Approved Document L1A 2006 and Technical Standards Section 6.
SAP ratings are scored on a scale of 1 to 100+, with a higher score indicating a greater level of energy efficiency. The calculation is also used to determine both a Target Carbon Dioxide Emission Rate (TER) and an actual Dwelling Carbon Dioxide Emission Rate (DER). In order to achieve compliance the DER must be less than the TER.
When marketing a property, the results of the SAP calculations must be conveyed to any prospective purchaser in the form of either a Predicted Energy Assessment (PEA, incomplete properties only) or an Energy Performance Certificate (EPC, complete properties only).
